New sewer connections - S106
If you’re building a new home or development, you probably want to connect to one of our sewerage pipes so that we can take away your wastewater to treat, clean and return to the environment.
If you’ve used our services before or you already have an adoption agreement with us, then you don’t need to worry about completing the below questions, just head straight to our expression of interest form here.
1. Are you intending to connect foul or surface water flows to the public sewer? Combined (Rainwater and wastewater connected in the same pipe)
If you’ve not used our developer services before, then by filling out the below questions we'll be able to point you in the right direction for what you need.
For existing adoption agreements, we’ll automatically send you the new sewer application as soon as the legal agreement is complete.
2. Please note Permanent
Thank you for your interest. If you don’t have confirmation of a prior agreement to connect surface water to the public sewer or SAB consent, this could cause your application to be declined.
To ensure your application is approved we recommend that you gain the necessary agreement or SAB approval first and then come back to finish the rest of the application process. If you need any further help, please call us on the number below.
If you have SAB approval, continue to move to the next question below.
3. Do you have planning permission? Not applicable (For example Permitted Development)
4. If your planning decision notice contains a pre commencement drainage condition, has this been discharged? Yes or Not applicable
An example of a pre commencement condition is provided below.
No development shall commence until a drainage scheme for the site has been submitted to and approved in writing by the Local Planning Authority. The scheme shall provide for the disposal of foul, surface and land water, and include an assessment of the potential to dispose of surface and land water by sustainable means. Thereafter the scheme shall be implemented in accordance with the approved details prior to the occupation of the development and no further foul water, surface water and land drainage shall be allowed to connect directly or indirectly with the public sewerage system.
5. Please note
Connecting directly to a public sewer or private drain that indirectly communicates to the public sewerage system. Please ensure that evidence is submitted along with your subsequent New Sewer Connection application.
- Public sewer - A pipe serving at least two properties. This may be within your curtilage or in the public highway.
- Private drain - Private drain - Conduit used for the conveyance of flows from buildings and yards from within a single curtilage. This will only be found within your curtilage.

Where are you looking to connect to the public sewer?
We will technically vet your application to ensure it complies with our guidance. It will also include a site visit by one of our site controllers.
We will either approve or refuse your application within 21 days.
A new single sewer connection for:
- 1-25 properties (one connection can service multiple properties) is £275.31.
- 26+ properties (one connection can service multiple properties) is £374.01.

Any new connection to a public sewer will need our approval. Even if you are re-using an existing sewer connection, we still need to approve it. If we haven’t given our consent, then you’re breaking the law.

What to do if you need an adoption agreement
When the public sewer is outside of your property’s boundary, you need to apply for our adoption agreement. Once this adoption agreement is in place, you can then apply for a new sewer connection
